2022
Reinventing the business
After 5 years with RE/MAX we decided for a further step to a „system free“ entrepreneurial restart. Backed by the acceptance of our efforts, recurring customer tasks and the activities of a high motivated team, we realised positive commercial resultes, even under the difficult political and Covid preconditions.
2023
A Challenging Year
The abrupt interest rate increase from 1% to up to 4.5% for real estate financing has unsettled the buyer's market. The broken demand led to significant losses in value for used properties as well as for new constructions. The price expectations of sellers can no longer be met. Moreover, the discussion about the Building Energy Act (GEG) made existing buildings more difficult to sell.
2024
The pressure on the industry is easing
The year 2024 was still shaped until the summer by the previous loss-making year for the industry. From July 2024 until the end of the year, the situation began to “normalise” for both buyers and sellers. However, the market had shifted from a seller’s market to a buyer’s market. Many “problem properties” came onto the market. And the rental market exploded in the major cities. The brokerage of apartments became the backbone of the business.
2025
The year was the first good business year since 2023. Despite rising interest rates, private buyers have returned. Particularly in the price segments up to €300k, up to €500k and up to €800k. Luxury properties above €1,000k were and remain more difficult to sell and finance. The banks’ increased equity requirements and the need for sustainable debt-servicing capacity often set tight limits on buyers’ wishes. Sellers’ price expectations are still too high. Marketable prices are often up to 20% below their expectations. A completely overheated rental market has brought and continues to bring in 2025 good contribution margins from the letting of apartments and houses.
